New apartment of 55sqm, in a residential complex on the beach. The apartment consists of a living room, a kitchen, one bedroom and a bathroom, two large balconies with a living room and a bedroom with amazing panoramic sea views. The apartment is located next to an organized beach with three beach bars with sunbeds and umbrellas and all the necessary infrastructure. Ideal public transport connections to Athens and the Acropolis, bus stop 50m. from the house.
Our office assures that all our accommodations are cleaned and disinfected according to the standards set by the European Union for the treatment of the disease COVID-19 with steam cleaners and appropriate disinfectants.

The apartment is located in a residential complex with a huge courtyard and with personal access to the beach.
The apartment of 55sq.m consists of a living room, kitchen, one bedroom and a bathroom. The living room and bedroom have large balconies with amazing sea views.
The apartment is comfortably furnished with all new furniture and equipped with all new household appliances.
TV, WI_FI, air conditioning in the living room and in the bedroom, mosquito nets, protective shutters on the balcony doors, washing machine, tumble dryer, hair dryer. Also fully equipped kitchen, el. stove with oven, fridge, kettle, coffee maker, toaster, dishes and kitchenware.

For a comfortable sleep of our guests are available, a double bed in the bedroom and two single sofa beds in the living room.

Overview of the area and infrastructure:

The apartment is located in the developed resort of Artemis 12 min. drive from Athens airport and 40 min. from the center of Athens and the Acropolis. The ideal location of the apartment at the sea front just a few meters from the sandy beach. Nearby there are two beaches, one without sunbeds and umbrellas where you can sit on a sand by the sea. You can see it in the photo right next to the Church. At 100m. from the house right behind the church there are three wonderful beach bars with sunbeds and umbrellas. The beach is sandy, clean and with a gentle entrance to the sea, ideal for children of any age. (photos taken in winter). In summer, the beach is amazingly beautiful.
For an evening walk 100m. from the apartment there are three restaurants, coffee – pizzeria, and beach bars which in the evening work like cocktail bars.
For your purchases 150m. from the house there is a bakery and a mini market. The large supermarket OK market is 450m away from the apartment and the other big super market “My market” at 2km distance. You can get there by bus, bus stop 50m. from the apartment.

With us you can comfortably relax without a car. There is an ideal bus connection to Athens and the center of the resort of Artemis where you can find even more shops, restaurants and cafes. Bus 323 goes to the center of the resort and along the coast of Artemis. Bus 304 goes to the Nomizmatokopio metro stop in Athens, where you can take the metro and within a few minutes find yourself in the central square of Athens Sintagma or near the Acropolis. Bus stop 50m. from home, buses in summer every 30 min.
Also by bus 304 you can visit the large Athens Zoo and the Smart Park shopping complex in the town of Spata 15 min. ride by bus.

Оксана, спасибо за великолепные каникулы! Отдыхали в квартире в июне-июле этого года, квартира расположена просто идеально: море рядом, небольшие магазинчики рядом, покупали 5-дневные билеты на автобус, ездили в более крупный супермаркет в центре Артемиды (My market) и в Афины на экскурсии, в самом поселке каждую среду на рынке можно купить свежайшие и вкуснейшие овощи и фрукты. Рядом много ресторанов и таверн, где можно вкусно покушать, сын особенно полюбил спагетти в пиццерии Kermit’s, которая находится прямо напротив дома. Очень понравилась квартира – удобная и современная со всем необходимым (техника, посуда и тд). Еще раз спасибо!!!

      TERMS OF USE AT HOME:
      – The lessee is obliged to properly operate the leased object and equipment, keep the house clean and decent, and also respect the house using energy resources (water and electricity) and do not leave household appliances and cranes on when out of the house.
      – The tenant is obliged to live in a rented object to observe the rules of decency, safety and respecting the customs of local residents to observe a quiet hour (from 15.00 to 17.30 and from 23.00 to the morning).
      – The lessee is obliged to leave the leased object, hand over it to the lessor with all household appliances and furniture in the initial state, otherwise he is responsible for compensation for the damage caused to him.
      – It is prohibited to organize parties and events without special permission.
      In the event of an unplanned party or non-observance of the quiet hour, the owner has the right to ask guests to leave the house and interrupt the rental at any time.
      – The use of water and wi-fi is included in the rent and is not obligated to additional surcharges, as well as electricity consumption.

      Booking conditions

      BOOKING POLICY AND CANCELLATION POLICY:
      – from the moment of receipt by the tenant of the reference YOUR BOOKING IS ACCEPTED, the lessee is obliged to enter the pre-paid sum specified in the request before the indicated date table of the Date of Down Payment Amount and complete its reservation. In this period, the leased object is in the process of booking and is not offered by the agency to other clients. In the event that the prepayment is not paid at the agreed time, the agency and the administrator have the right to offer the facility to other customers and this post YOUR BOOKING IS ACCEPTED, it is considered invalid.
      – The Lessee undertakes to pay the remaining amount of the rent, the amount of the insurance deposit for the preservation of the property and the amount for the final cleaning of the house on the day of his / her arrival in the leased object.
      – The deposit for the preservation of property will be returned to the lessee at the time the leased object is handed over, unless there are any claims for compensation for damage to the equipment or furniture of the leased object, the tenant or members of his family.
      – The Tenant undertakes to arrive at the leased object with the number of persons indicated in the reservation details in the confirmation voucher. Otherwise, we reserve the right to either not receive additional guests in the house, or to demand payment from him for additional persons.
      – Check-in time is after 16:00 and check-out time is before 11:00.

      OBLIGATIONS OF THE AGENCY:
      – in case the client chooses the method of prepayment payment by bank transfer , the agency undertakes to provide the client with a confirmation voucher of his reservation as soon as the advance payment is received by the agency.
      – the agency is obliged to arrange a meeting of the client in the rented facility at the agreed time and handover of the keys. Or send instructions for contactless arrival at the rental property.
      – the agency undertakes to transfer the leased object to the tenant in excellent condition, clean, with clean and ironed bed linen and towels, with all utilities and equipment of the leased object in a state of full and normal operation, as well as sanitary installations (water supply, sewerage).
      CANCELLATION POLICY:
      In case of cancellation of the reservation by the lessee, the lessee has the right to:
      – to receive a full prepayment sum with a deduction of bank losses, if the cancellation takes place earlier than 40 day before the start date of the lease (check in).
      – in case of cancellation of the reservation by the agency due to natural disaster, war, mobilization, fire, earthquake, etc. , the entire amount of the advance payment is returned to the lessee without any additional charges.
